Banyo Precinct
The 156 Blinzinger Rd site will be transformed into a new residential neighbourhood, delivering approximately 400 homes and supporting a well‑connected, thriving community.
The Queensland Government has declared the Land Activation Program (SEQ Tranche 1) Provisional Priority Development Area (PPDA) to fast-track the planning and delivery of more than 5,000 homes and two landmark mixed-use precincts across three key Land Activation Program sites in Brisbane, as well as a key parcel of land in Logan
The PPDA will support development at scale and pace, helping to deliver more housing, create jobs, strengthen community destinations and contribute to sustained growth.
What will the PPDA Deliver?
This PPDA declaration – only the second in Queensland’s history – establishes a targeted, short‑term planning pathway that enables faster, more coordinated development across four state owned sites, or precincts. These precincts will play a strategic role in Brisbane’s future growth.
The 156 Blinzinger Rd site will be transformed into a new residential neighbourhood, delivering approximately 400 homes and supporting a well‑connected, thriving community.
The development-ready, 35,480 sqm site at 35 University Drive will deliver well-integrated, medium density residential development to boost housing supply in one of Logan’s key growth areas.
99-187 Montague Rd, South Brisbane (and surrounding sites) will become a landmark destination and vibrant hub of housing, culture and lifestyle at the city’s edge, supported by high‑quality public realm and strong connections to surrounding centres and transport networks.
The site at 168 and 200 Turbot Street, Brisbane will leverage its strategic location as the western gateway to the Brisbane CBD, delivering high‑density urban development while respecting and responding to the site’s significant cultural values, heritage places and parkland interfaces.

The public notification period runs from 1 to 19 June 2026 and all submissions will be reviewed and considered as part of the finalisation process.
What Happens Next?
After the public notification period closes, all submissions will be reviewed in accordance with the Economic Development Act 2012. The feedback will help shape the final Provisional Land Use Plan which will guide development in the PPDA.
